Am I required to make my property available to Section 8?
Yes, if you choose to accept Housing Choice (Section 8) voucher recipients, your property must meet HUD’s Housing Quality Standards, pass an inspection, and comply with program requirements. This includes maintaining the property in safe and livable condition, adhering to fair market rent limits, and following lease guidelines established by the local housing authority. -
Are you licensed?
Yes, Executive Property Management LLC is fully licensed and in good standing with the Alabama Real Estate Commission, as well as registered with the State of Alabama. Our licensing ensures we meet all regulatory requirements and uphold the highest standards of professionalism, accountability, and compliance in the property management industry. -
Can I reach you after hours?
Yes, we understand that property management needs can arise at any time. For after-hours assistance, you may contact your assigned team member via email, reach out to the designated on-call representative by phone (contact details will be provided in your management agreement), or contact our Qualifying Broker directly. We are committed to providing timely support whenever it’s needed. -
Can you put the money directly into my account?
Yes, we deposit owner disbursements directly into your bank account each month via secure electronic funds transfer (EFT). This ensures fast, reliable, and hassle-free payment delivery. -
Do I get to see the lease or sign it?
Yes, all fully executed leases are provided to property owners for their records. While Executive Property Management LLC signs leases on your behalf as part of our management services, you will always have full visibility and access to the final lease agreement. -
How and when do I get my checks?
Owner disbursements are processed once a month, typically between the 10th and 15th. Funds are sent via electronic transfer directly to your designated bank account, ensuring a secure and timely payment each month. -
How soon can you start managing my property?
Our intake process begins as soon as we receive the required documents from the homeowner. Once all necessary information is submitted, we typically issue the management agreement within 24–72 hours. Upon signing, we can begin managing your property immediately. -
What type of properties do you manage?
We specialize in affordable housing, including Section 8 and other government-subsidized programs, and we’re well-versed in the regulatory and administrative processes required to manage these properties effectively. In addition to subsidized housing, we also proudly serve market-rate (straight-pay) tenants, offering our property owners broad market coverage and leasing flexibility.

Who holds the tenant security deposit?
All tenant security deposits are held in a designated escrow account managed by Executive Property Management LLC, in compliance with Alabama state law. This ensures the funds are securely maintained and properly handled throughout the duration of the tenancy.
